What Does The Design + Build Process Look Like?

You are ready to build your new home and you have chosen a design + build team to work with.  Now you are wondering what the design + build process looks like, right?  Vertical | Design+Build is happy to share an overview with you of what you may expect during the design + build process.

When you are using a design + build team to build your home, there is typically a structured process that the team will follow in order to ensure a smooth and successful construction project.  Please keep in mind that this is a general overview and may be subject to change slightly due to the design + build team, nature of the project, or location.

General Outline Of The Design + Build Workflow Process

Initial Consultation

You will have an initial meeting with the design + build team to discuss your vision, goals, budget, and any specific requirements you have for your new home. This is an opportunity to communicate your ideas and preferences while also gaining insights and suggestions from the team.

Concept Development

The design + build team will work closely with you to develop initial design concepts for your home. This may include floor plans, architectural drawings, 3D renderings, and material selections. You’ll collaborate with the team to refine the design until it aligns with your vision.

Design Development

Once the concept is approved, the design + build team will proceed with further detailing and development of the design. They will create construction drawings, finalize the materials, and address any technical considerations such as structural engineering, electrical systems, and plumbing layouts.

Permitting and Approvals

The design + build team will assist you in obtaining the necessary permits and approvals from local authorities. They will prepare the required documentation, submit the applications, and address any feedback or revisions requested by the permitting department.

Pre-Construction Phase

Before construction begins, there will be a pre-construction phase where the design + build team will review the final plans and specifications with you. This includes a detailed analysis of the budget, construction schedule, and any modifications or adjustments needed to align with your goals.

Construction

The actual construction phase starts with site preparation, which involves clearing, grading, and any necessary excavation. Then, the construction team will proceed with building the foundation, followed by the framing, installation of utilities, roofing, interior and exterior finishes, and other construction activities.

Project Management

Throughout the construction process, the design + build team will manage the project, coordinating subcontractors, scheduling inspections, and overseeing the work. They will communicate with you regularly to provide updates, address any concerns, and ensure that the project stays on track.

Quality Control and Inspections

The design + build team will conduct regular quality control checks to ensure that the construction meets industry standards and your expectations. They will schedule and coordinate necessary inspections by building officials to ensure compliance with local building codes.

Finishing and Detailing

As construction nears completion, the focus will shift to interior finishing touches such as flooring, cabinetry, fixtures, and painting. The design + build team will work closely with you to select and install the desired finishes, ensuring that they align with your design preferences.

Final Walkthrough and Handover

Once construction is finished, there will be a final walkthrough of the home with the design + build team. This is an opportunity to identify any remaining issues or touch-ups that need to be addressed before the project is considered complete. The team will then hand over the keys to your new home and provide any necessary documentation and warranties.
